The Planning Department provides:
  • Information relating to Official Plan policies and Zoning By-Law regulation
  • Prepares polices and regulation as they relate to land use in Atikokan
  • Processes various applications for land severances, minor variances and/or amendments to the Zoning By-Law and the Official Plan
  • Reviews building permit applications and information relative to the Building Department to confirm compliance to zoning by-laws.
There are two Council appointed committees that deal with planning issues.

Planning Advisory Committee
  • Acts in an advisory capacity to Council by reviewing and making recommendations to Council on planning applications such as official plan and zoning by-law amendments.
  • The Municipal Planner or Clerk acts as secretary to the Planning Advisory Committee.
Committee of Adjustment

The Committee of Adjustment help ensure that the Town of Atikokan develops and grows in a planned way.
The powers of the Committee of Adjustment are:
  • authorize minor variances from a zoning by-law
  • authorize extension or enlargement of a building where there is a legal-nonconforming use or to allow a use similar to the legal-non-conforming use.
  • authorize variances from other municipal by-laws that implement an official plan
  • grant consents under section 52 of the Act, where the authority has been delegated to the Committee.
Minor Variance
The decision of the Committee of Adjustment must address each of the "four tests" for a minor variance:
  • is it minor?
  • is it desirable for the appropriate development or use of the land?
  • Does it maintain the general intent & purpose of the official plan"
  • Does it maintain the general intent & purpose of the zoning by-law?
